A noticeable change in buyer focus
Five or ten years ago, most international buyers started and ended their search on the coast. Towns like Nerja, Torre del Mar or Torrox Costa were the default options. Inland villages were often seen as a compromise.
That is no longer the case. Many buyers now begin their search inland, or move inland after a short period of looking on the Costa del Sol. Cómpeta, Canillas de Albaida and Sayalonga come up repeatedly in conversations, especially with buyers who plan to live here rather than visit occasionally.
This shift is not about trends. It is about value, space and long-term comfort.
Who these buyers are
The nationalities have remained fairly consistent, but their priorities have changed.
British and Irish buyers still make up a large part of the market, particularly those planning permanent or semi-permanent moves. Northern Europeans, including Dutch, Belgian, German and Scandinavian buyers, are also very active. Many of them work remotely or are planning early retirement.
What has changed is age and intention. I now see more buyers in their forties and fifties, not just retirees. They are thinking about year-round living, schooling, healthcare, and how a property will work for daily life, not just holidays.

Inland Axarquía villages like Cómpeta offer more flexibility. Buyers working with mid-range budgets that might only stretch to a small apartment on the coast can often consider a village house, townhouse or even a country property inland. Higher budgets inland open the door to detached villas with land, views and privacy that would be far out of reach in many coastal locations.
This difference is not marginal. It fundamentally changes what buyers feel is possible.
Lifestyle over postcode
Lifestyle is the most common reason buyers give for moving their search inland.
Space is the first factor. Inland properties tend to offer larger plots, more generous terraces and better separation from neighbours. Views also play a role. Sea views are possible inland, but so are open mountain landscapes, which many buyers find more calming for daily life.
Privacy matters more to year-round residents than to holiday homeowners. Inland living generally offers a quieter environment, particularly outside peak summer months.
Community is another strong pull. Villages like Cómpeta have active year-round populations. Shops, cafés and services do not close when summer ends. Many buyers are surprised by how quickly they feel part of village life.

One recent example involved a British couple who initially wanted an apartment near the coast for convenience. Services are another factor. Buyers ask detailed questions about healthcare, supermarkets, schools and transport. Cómpeta stands out because it combines village life with good local services and year-round activity.
Seasonality also plays a role. Inland villages are quieter in summer than coastal towns, but they remain active. Buyers looking for permanent homes increasingly prefer this balance.
A more deliberate buying process
What I see now is a slower, more thoughtful decision-making process. Buyers spend more time in the area before committing. Many rent long term or for the winter months to test daily life. This approach naturally favours inland locations, where day-to-day living costs and pace feel more sustainable.
The inland Axarquía is no longer a second option. For many buyers, it has become the preferred choice once they understand how they actually want to live.
Looking ahead
Based on daily work in Cómpeta and across the Axarquía and the Costa del Sol, I do not see this shift reversing. Coastal areas will always attract buyers, particularly for short-term use. Inland villages, however, are increasingly chosen by those planning a life here.
The decision is less about distance from the sea and more about quality of life. Buyers are choosing homes that support how they want to live, not how they imagine living on holiday.
That change in mindset is reshaping the market in inland Axarquía, village by village.
