What it costs
€699 refundable deposit.
You get deposit back in full the moment you buy a property we’ve sourced for you. If you don’t buy through us, the deposit is not refunded. We ask for a deposit so we only take on buyers who are serious, which means our full attention goes on your search, not on unpaid enquiries that go nowhere.

How much does a property finder cost in Spain?
Our fee is a €699 refundable deposit. It's returned in full once you buy through us.
Is the deposit really refundable?
Yes. If you purchase a property we've found for you, we return the full €699.
How is this different to searching Idealista myself?
Idealista shows you what's listed. It doesn't tell you which of those listings has a legalisation problem, which villages have contaminated water history, or which "sea view" is actually a partial view from the top step of a ladder.
Here's what we do that a portal search can't:
We know the paperwork before you fall in love with the property. Rustic land, illegal extensions, missing licences: we flag the red flags before you spend money on a lawyer to find out the hard way.
We access properties before they hit the portals. Some owners sell through word of mouth or a single local agent first. You won't find these on a public search.
We filter out the noise. A search for "3 bed villa near Nerja" on Idealista returns everything with that label, including properties that technically fit but miss what actually matters to you: no privacy from neighbours, a 20-minute drive to the nearest shop, road noise all summer. We rule those out before you waste a viewing.
We handle the negotiation. Owners and agents often quote higher to a foreign buyer who's clearly searching alone. We know the local market rate and negotiate as someone who lives and works here, not a tourist with a translation app.
We save you the time cost. Scrolling listings for weeks, messaging agents who don't reply, arranging viewings that fall through: that's hours you don't get back. We compress that into a shortlist you actually want to see.
Do you cover the whole Costa del Sol?
Yes. Our core focus is Axarquía, from Rincón de la Victoria through Torre del Mar, Torrox, Nerja, Frigiliana, Almuñécar, La Herradura and Motril, plus the inland villages, since this is the area we know property by property.
We also search the western Costa del Sol for luxury properties, including Marbella, Benahavís, Mijas, Benalmádena and Estepona. If your budget and brief point west, we can take that on too.

What happens if you don't find me anything?
Before we start, we agree a clear scope together: how many properties we'll view and over what timeframe. If none of them suit you within that agreed period, the deposit is not refunded.
This isn't a penalty. It reflects the time and work that goes into shortlisting, arranging and accompanying viewings. Agreeing the scope upfront means you know exactly what to expect, and we're not left searching indefinitely for a buyer who was never going to commit.
Want to change the scope partway through? Talk to us. We can agree to extend the timeframe or adjust the brief if your search needs change.
Is there any additional fee once I purchase, on top of the €699 deposit?
No. The €699 deposit is the only cost to you, and it's fully refunded once you buy a property we've found for you. Our commission is paid by the seller, never the buyer.
The one exception is certain off-plan or new development sales, where the developer's own sales terms may work differently. If that applies to a property we show you, we'll tell you upfront before you view it, not after.
If we don't find a property that suits you within the agreed timeframe, you can extend the search period for an additional deposit. Nothing changes about the outcome: the full amount is returned in full the moment you complete a purchase through us.

Buying in Spain involves more moving parts than most buyers expect, and having the wrong lawyer or missing a structural issue can cost far more than our fee. We're not a legal or financial advisor ourselves, but we make sure you're introduced to people we trust and who know this area, rather than starting from zero on Google in a language you may not speak.
