After you choose a buyer requirement
What Happens When You Respond to a Buyer Requirement
The response is a private first-fit check for one of the buyer searches shown above. It does not publish your property or start a general valuation process.
01
Respond to the matching requirement
Choose the relevant buyer card, then share the area, property type, bedrooms, expected price and decisive features. The buyer reference is attached automatically.
02
Agne reviews it
Normally within one working day, Agne compares the location, type, price and must-haves, then contacts you if clarification is needed.
03
The buyer is reconfirmed
Before owner details are shared, Agne checks that the buyer is still searching and that the property remains a credible fit.
04
You choose whether to continue
With your permission, the next step may be photos, clarification or a viewing. Nothing is advertised automatically.
What creates a credible match
What Buyers Look For in Axarquía Property
There is no single “typical buyer”. A buyer looking for a walkable apartment in Nerja will judge different details from somebody searching for a finca near Cómpeta. The useful question is whether the property matches the buyer’s decisive requirements, not whether it can be described in general terms as desirable.
The details that usually decide the match
Location and asking price are only the starting point. A strong match also considers access, usable space, condition, outdoor areas, running practicalities and the buyer’s timetable. Requirements must be confirmed for each buyer rather than assumed from a wider market trend.
- Exact area, road access and distance from services
- Property type, bedrooms and usable internal space
- Budget, price expectation and finance position when known
- Condition, renovation appetite and practical maintenance
- Terrace, garden, pool, views or guest accommodation
- Walkability, parking and everyday access to shops or restaurants
- Running costs and energy features where relevant
- Buyer and owner timescales

Property Types Buyers Ask For in Axarquía
Alongside the individual buyer briefs above, these are the property profiles REA is most often asked to look for. They are useful search patterns, not a guarantee that a buyer is currently ready for every matching property.
Typical search around €400,000
3-Bedroom Villa With a Pool
Inland or rural Axarquía. Privacy, road access, outdoor space and distance from services often decide whether the property fits.
Typical search around €250,000
Renovated Townhouse in a White Village
Move-in-ready village homes in places such as Cómpeta, Canillas de Albaida and Sayalonga. Terrace, parking and walkability can be important.
Typical search €200,000–€250,000
Finca or Country House in the Campo
Exact map location, access, utilities, registered buildings, condition and usable outdoor space matter more than a broad village name.
Typical search up to €300,000
1–2 Bedroom Apartment Near the Beach
Beachfront or an easy walk to the coast around Torrox or Nerja. Terrace, lift, parking, community fees and condition may affect the match.
Transparent matching
What Is Checked Before We Call It a Match
The purpose is to identify a credible fit without manufacturing urgency. A broad resemblance is not enough when price, access, condition or timing falls outside the buyer’s requirements.
Before Agne calls it a match
- Area, access and practical viewing radius
- Property type, approximate size and condition
- Price expectation against the buyer budget
- Essential features and acceptable compromises
- Buyer and owner timing
- Ownership route and current advertising position
A match does not guarantee
- A viewing, offer or completed sale
- That a buyer requirement will remain unchanged
- Agreement on price or other terms
- Legal, technical or tax conclusions
- That a separate agency instruction is unnecessary
- Disclosure of either party’s identity before appropriate

Local property search coverage
Property Wanted in Cómpeta, Canillas de Albaida, Sayalonga, Torrox and Nerja
REA’s priority buyer-search areas are Cómpeta, Canillas de Albaida, Sayalonga, Torrox and Nerja, with individual requirements also covering La Viñuela and other suitable locations across Axarquía and the eastern Costa del Sol.
A town name alone does not confirm a match. For a finca, villa or country house, the exact road, travel time and access can change whether a buyer’s search area is practical. Coastal buyers may instead prioritise walking distance to the beach, lift access, parking or community costs.

No current buyer brief fits your property?
A preliminary property valuation is the better next step when the area, property type or expected price is materially different.
Questions from property owners
Questions About Property Wanted in Axarquía
These answers explain how the private buyer-match review works. They do not replace property-specific legal, technical or tax advice.
Are these buyer requirements genuine, or is this just a way to win listings?
The briefs are based on real recent enquiries handled by Real Estate Andalusia. A brief is shown as active only after the buyer has reconfirmed the search, agreed to anonymous publication and been given a real verification date. Submitting a property does not require you to list it with REA.
Will my property be advertised or shared without my permission?
No. The first submission is a private comparison. It does not publish your property or authorise public marketing. If there appears to be a credible match, Agne explains what information would be useful next and obtains your permission before sharing owner or property details.
Does this form commit me to an agency agreement or commission?
No. A buyer-match enquiry is not a listing instruction or agency agreement. If you later want REA to market or negotiate the sale, the service, fees and written terms are discussed separately before any instruction is accepted.
Can I enquire if my property is already advertised with another agent?
You can ask, but tell Agne about any existing agency arrangement before the match progresses. If you have an exclusive agreement, its terms must be respected. REA will not assume that it can market, introduce or negotiate the property without checking the position.
What if I do not know the correct asking price yet?
Write “not sure” in the price field and give the basic property facts. Agne can first decide whether the property is broadly relevant. A separate preliminary valuation is the better next step when price cannot yet be compared with the buyer’s confirmed budget.
Do I need to send the exact address, photos or property documents?
Not for the first-fit check. Start with the town or area, property type, bedrooms, expected price, condition and relevant features. If the match looks credible, Agne may ask for a map pin and a small set of current photos. Legal or technical documents are requested only when they become relevant and should be checked by the appropriate qualified professional.
What happens if no current buyer brief fits my property?
Agne tells you that there is no current fit rather than manufacturing one. You can close the enquiry or use the separate preliminary valuation route to discuss market position and public marketing. Your property is not automatically added to a mailing list or advertised.
